Asbestos Survey

All types of Asbestos Surveys will be carefully undertaken by suitably qualified and experienced surveyor in accordance with HSG264 (Asbestos: The survey guide 2012) with samples of suspect materials collected where deemed necessary. The results of all suspected asbestos bulk samples are analysed in accordance with HSG248 (Asbestos: The analysts’ guide) by UKAS Accredited Laboratory. 

 

Management survey

A management survey is the standard survey. Its purpose is to locate, as far as reasonably practicable, the presence and extent of any suspect ACMs in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to assess their condition.

Management surveys will often involve minor intrusive work and some disturbance.

 

Refurbishment and Demolition Survey

A refurbishment and demolition survey is needed before any refurbishment or demolition work is carried out. This type of survey is used to locate and describe, as far as reasonably practicable, all ACMs in the area where the refurbishment work will take place or in the whole building if demolition is planned. The survey will be fully intrusive and involve destructive inspection, as necessary, to gain access to all areas, including those that may be difficult to reach.

 

Combination Survey

A survey could be a combination of both types. For example, in a series of similar properties one or two could be subjected to a refurbishment survey, and the remaining properties only a management survey.

  

Re-inspection Survey

Re-inspection surveys are designed to allow a competent person to monitor and record the condition of any previously identified asbestos products within a building. As an asbestos product degrades it can be more likely to become a hazard to health, therefore should be inspected at regular intervals to ensure its condition has not deteriorated. The asbestos surveyor will use the existing information to locate previous identified asbestos products and reassess its condition.

 

Spot Bulk Sampling / Testing

"Spot Sampling” survey, its purpose is to locate, as far as reasonably practicable, the presence and extent of any particular suspect ACMs in which could be damaged or disturbed during the building renovation or minor refurbishment works (i.e, rewiring, repairing). All asbestos bulk samples are analysed by UKAS Accredited Laboratory in fast track turnaround.
